Since 1975, Pennsylvania Land Titles has been serving Western
Pennsylvania's residential and commercial settlement needs. Services
include issuance of title insurance, title searches, and property
reports, all escrow services, and all other services that relate to
residential and commercial property transfers.
Pennsylvania Land Titles provides the following real estate services to Keller
Williams Realty Customers:
- Title Search: Develops a chain of title for the last
sixty (60) years, and reveals all encumbrances such as
mortgages, liens, easements, covenants, etc.
- Title Commitment: States the conditions that must be
met for a title policy to be issued.
- Document Preparation: Deed, Mortgage, Note,
Assignment and all other documents necessary to the purchase and
sale of your real estate.
- Scheduling the Closing: Works with your lender to
acquire all necessary lender documents after final mortgage
commitment is issued. Schedules the closing at a mutually
convenient time and place for all parties.
- Problem Solving: Available to answer questions by all
parties concerning topics ranging from complex legal issues to
the always ambiguous tax pro-rations.
- Closing: Conducts all closings. All documents are
explained thoroughly, including the Settlement Sheet, Lender
Documents, and Tax Forms. Funds are collected and disbursed
accordingly. Mortgage payoffs are then sent via overnight mail
to avoid additional interest. Lastly, all necessary documents
are recorded in the appropriate counties.
- Post Closing: A final title policy is issued and
mailed to the Keller Williams Realty client and to the lender.
